ATTENTION PLEASE:
Communications with the Board Members and Staff are strictly adhered to by the protocols set in our condominium Rules and Documents. Please do not approach or harrass them in the common areas or at their personal units, personal homes, or while they are conducting a meeting with others, nor call, email, standard mail, or text them on their personal cell phones  or personal home addresses or emails for Association related business. Satyesh is a multiple unit owner in Fairway Oaks with an extensive background in Business, Finance, and Property Management. He is looking forward to managing and guiding the diverse Fairway Oaks community to be a thriving, cohesive family community

Roland came to our Board with a strong knowledge in Business, Condo rules and regulations, City of Sarasota Codes, Condo ownership, rental codes,Tenant rights,  Association rights. With working in conjunction with our CPA firm, he manages our Association finances with knowledge and confidence 








Mike Conklin

VP/Secretary

Mike is a long time Fairway Oaks resident and is now semi-retired as an entrepenuer for years in the Sarasota area. With a successful background in construction, sales, and engineering, he brings his expertise to the Fairway Oaks Community. He has extensive knowledge of Fairway Oaks' past and he has the best interest in Fairway's future.

Tenant Residents must contact their landlords with any issues they may have.

PLEASE NOTE:    Do not call or contact the Board officers or their employees on their personal cell phones, emails, or go to their residences about Fairway Oaks business matters. Please follow the protocols established in our condo documents and communicate with the Board and Staff only through Fairway Oaks phone, email, or US Mail as stated.

 Civility Rules:     (1) Each person will be treated with respect and treat others with respect; (2) Personal attacks, abusive or disrespectful language, disruptive behavior, and redundancy are strictly prohibited;(3) All electronic devices off or silent. No recordings without knowledge and permission of all parties present.

Failure to follow these rules will constitute expulsion from the office and trespassing charges will be legally applied for and strictly enforced.​​​​​​​​​​​​​

Garbage/Recycle
pick up is early Thursday mornings, so put out your Garbage and Recycling bins on Wednesday night after 5pm. Please- Take  all cans back behind your
unit no later than Friday afternoon at 12pm.
BULK TRASH pick up is also going to be on Thursday mornings. Please, all items must be contained in a bag or bundled, unless large furniture or appliances.Yard waste must be contained, as well- no loose debris-
Lawn trash must be bagged or bundled with ties. No bags should weigh over 40 lbs.
This applies to ALL move out piles, too.

for Bulk Garbage and Yard Waste Pick ups.
UNIT OWNER WILL BE FINED FOR BULK NOT REMOVED FROM PREMISES IN A NEAT AND TIMELY MANNER. IF AFTER ONE (1)WEEK IT IS STILL ON SITE, FAIRWAY OAKS WILL ENLIST A LOCAL COMPANY TO REMOVE THE PILES AND CHARGE THE UNIT OWNERS FOR THAT EXPENSE ACCORDINGLY.

Contact the Office for free parking decals. There are 2 parking spaces per unit allowed and the vehicle owner must be Board Approved and present a Current Driver's License, Current proof of Insurance, and the current vehicle registration. Parking decals are only issued to

Owners and Residents. Unapproved owners or tenants’ vehicles will be towed!   ALL overnight guest vehicles are
required to be registered with the Fairway Oaks office DURING OUR BUSINSS HOURS. Guest passes are issued for overnight
guests and visitors.
NO COMMERCIAL VEHICLES OR TRAILERS CAN PARK AFTER MIDNIGHT. 
Failure to have a decal or visitors pass will result in your vehicle being towed at vehicle owner's expense!

City of Sarasota​
Any work done to THE EXTERIOR of your unit must be approved by the Board. Please submit a Work Request explaining the content of your work to be done. All City of Sarasota guidelines for work must be followed. Any exterior changes MUST be approved- Code Enforcement and Permitting parameters must be met and permits must be acquired by owners for most interior work to be done. Unpermitted work could effect other owners in your building.

REMINDER ATTENTION:

ANY RESIDENTS (CHILDREN INCLUDED) FOUND TREASPASSING OR VANDALISING OUR POOL & PLAYGROUND AREAS WHILE THEY ARE CLOSED WILL CAUSE ENTIRE UNIT RESIDENTS TO BE BANNED AND NO KEY WILL BE ISSUED TO THAT UNIT!

Monthly Maintenance Fees
do not include water/sewer/trash, electric, phone,
 cable and internet.

A mailbox key has to be secured from the US Post Office located on Beneva Road, North of Fruitville in the Plaza​​​or installed by owner directly​. They will be able to tell residents which box is assigned to their unit, and can provide new lock and keys at a cost to the owner/resident.
​​​​​​​Fairway Oaks office DOES NOT handle mail boxes.
 
Driver's License(s) or passport(s), and a signed Approval Checklist.
Please read and follow application form completely. FAILURE TO COMPLETE  MAY WARRANT DENIAL.

ALL work requests or complaints must be made on one of the forms below and mailed or put in our office drop box. NOTE: Phone calls, texts, or emails to staff or Board do not suffice as proper requests. Only one request is needed- sending it multiple times for the same item repeatedly is NOT NEEDED and REDUNDANT

PLEASE NOTE: The LESSOR agrees to comply with the policy of quarterly inspections and provides a copy of it to Fairway Oaks Condominium, Inc.  Failure to do so on the set timely basis established and listed above each quarter will  determine owner  negligence on the part of the owner and all repairs will then be the sole responsibility of the owner/landlord.
